About us

A local restoration company, based in Mission Viejo

Mission Viejo Water Damage Pros works out of 23120 Alicia Pky, near the middle of the city. Every crew that arrives at your property drove there from inside Mission Viejo — there is no national dispatch centre routing your emergency to whichever franchise happens to be free.

This city has a specific way of failing. Slab-on-grade foundations, original copper supply lines, hard water, tile roofs that lose tiles in October and leak in February. A crew that already knows all of that arrives with the right equipment and asks better questions.

It also means we can be honest quickly. We know what a warm patch on a Marguerite floor usually is, what a summer ceiling stain in a custom home usually is, and when the right answer is that you do not need us at all.

How we work

Four things we do differently

None of them is equipment. Every restoration company owns air movers.

We answer, and we tell you what to do

A person picks up at any hour. Before we hang up you know how to shut the water off, whether to kill a breaker, and what not to touch. Those first five minutes routinely save thousands of dollars of material.

We measure instead of guessing

Every removal decision is backed by a moisture reading against a dry control, and we will show you the numbers. Drying finishes when the readings say so, not on a schedule set in advance.

We tell you when the answer is no

Surface mildew in a bathroom is a ventilation problem. A ceiling stain that measures dry needs paint, not a project. We would rather give away a job and keep your number.

We finish what we start

The crew that dried your home puts the drywall, texture, paint, baseboard and flooring back. No handoff to a general contractor who has never seen the property and wants to re-scope everything.

Credentials

Certifications, licensing and standards

Restoration is a standards-driven trade. We work to the IICRC S500 standard for water damage and S520 for mold remediation, we document to a level insurance adjusters expect, and we carry the licensing and cover California requires of a contractor.

  • IICRC-certified technicians
  • Licensed & insured California contractor
  • Fully insured — general liability & workers’ comp
  • Xactimate estimates for insurance claims

License and certification numbers are published in our footer. Ask to see documentation for the specific technicians on your job — any legitimate company will provide it.

Equipment we actually use

On every job

  • Moisture meters (pin and pinless)
  • Thermal imaging cameras
  • Acoustic leak detection equipment
  • Truck-mounted and portable extractors
  • Weighted extraction heads
  • Commercial air movers
  • LGR dehumidifiers
  • Cavity and floor-mat drying systems
  • HEPA air scrubbers & negative air machines
  • Xactimate estimating software

What to expect

What working with us actually looks like

Not the technical process — that is on each service page. This is what happens from your side, from the call to the day the equipment leaves.

  1. 1

    The call

A person answers, not a queue. We ask what you can see, whether the water is off, and whether it is safe where you are standing — then we tell you what to do while the crew is travelling. You get a realistic arrival window, not an optimistic one.

  2. 2

    The assessment

We map the wet footprint with meters and thermal imaging before anything is placed or removed, photograph everything in its found state, and give you the water category and damage class with the reasoning behind them.

  3. 3

    The decision

Before work starts you get a scope in writing: what we are removing, what we are attempting to dry in place, roughly how long it should take, and what it will cost. If specialty drying could save material, we give you that comparison in numbers.

  4. 4

    The drying

Equipment sized per chamber rather than per house, with readings taken daily in the same marked locations. You see the numbers as we do. If they are not moving by day three, we reassess the scope rather than running the same fans for longer.

  5. 5

    The sign-off

Drying ends when readings match an unaffected control area in your own home, not on a fixed schedule. You get the full moisture log, the photographs and the Xactimate line-item documentation your adjuster works from.

  6. 6

    The rebuild

Reconstruction runs on the same contract with the same point of contact, so nobody argues at the handover about what came out or why. Materials are matched and sampled before they are ordered where the finish warrants it.

The standards, explained

Restoration is a standards-driven trade, and the standards are public

You are entitled to ask any contractor where their work sits against them. Here is what they actually require, so the question is a useful one when you ask it.

IICRC S500 — water damage restoration

The consensus standard for water losses. It defines the categories of water, the classes of damage, what constitutes a dry standard, and when porous material must be removed rather than dried. It is a published document, not a marketing claim, and any contractor’s work can be measured against it.

IICRC S520 — mold remediation

Governs containment, negative air pressure, HEPA filtration, worker protection and clearance. Its core principle is that remediation without correcting the moisture source is temporary — which is why we will not quote remediation alone where we can see an unresolved leak.

Certification is held by people, not brands

The useful question is whether the technician assigned to your job is certified, not whether the company advertises that it is. Ask us, and ask anyone else you are considering. A firm that works to the standard answers without hesitating.

California licensing, verifiable before you call

The CSLB publishes a free lookup at cslb.ca.gov showing licence status, classifications, workers’ compensation on file and any disciplinary history. Our licence details are in the footer of every page on this site so you can check them independently.

Being straight about it

Five things we will not do

Every restoration company lists what it does. These are the limits, which are more useful to you when you are deciding who to call.

We will not quote a firm price over the phone

Nobody can scope a water loss from a description. A number given before the wet footprint is mapped is either padded to cover the unknown or will be revised upward once work starts.

We will not remediate mold while the source is still active

Cleaning a cavity while the leak or flashing failure that wetted it is unresolved guarantees a repeat within a season. We scope both, and if you want only the remediation we will tell you plainly what will happen.

We will not tell you to remove material we could dry

Demolition is faster and easier to bill. Where mat drying can save a floor or cavity drying can save a wall, we will say so and give you the cost comparison — including the cases where the material is too far gone to be worth the equipment days.

We will not publish reviews we cannot trace to a real customer

Our reviews page is currently empty, and that is deliberate. Fabricated testimonials breach Google’s policies and FTC endorsement rules, and they tell you nothing.

We will not take a job we are the wrong company for

On a genuine emergency at the far edge of our service area, the nearest properly certified company is the better answer and we will say so rather than quote you a drive time we cannot keep.

Questions about who we are

Are you a franchise or a local company?

Local. Our crews and equipment are based at 23120 Alicia Pky in Mission Viejo, and calls are answered here rather than routed through a national dispatch centre that assigns whichever franchise is free. It matters practically rather than sentimentally: it is why our drive times to the surrounding neighbourhoods are measured in single-digit minutes, and why the person who assesses your home knows the housing stock on your street.

What certifications and licensing do you hold?

We work to the IICRC S500 standard for water damage and S520 for mold remediation, and we are a licensed California contractor carrying general liability and workers’ compensation. Our licence details appear in the footer of every page so you can verify them with the CSLB before you call. We would encourage you to run that check on any contractor you are considering — it is free and takes about a minute.

Do you handle the insurance claim for me?

We handle the documentation side, which is the part that actually decides claims: photographs taken before mitigation starts, daily moisture readings in marked locations, the water category and class stated with reasoning, and a line-item estimate in Xactimate — the platform your adjuster already works from. We are not your public adjuster and we will not negotiate your settlement, but you should not have to relay technical detail yourself.

Do I have to use the restoration company my insurer suggests?

No. In California you choose your own contractor. Insurers maintain preferred-vendor programmes and may recommend from them, but a recommendation is not a requirement and declining one does not affect your coverage. What matters is that whoever you choose documents the loss properly — because an undocumented job is what causes a claim to stall, regardless of whose list the company was on.

What areas do you cover, and how far will you travel?

Mission Viejo and its neighbourhoods first, then the surrounding South Orange County cities within roughly 20 minutes, then the wider county with honest drive times published on each area page — including the ones that are 40 minutes away. We publish the slow ones deliberately. If speed is the whole requirement on an active emergency at that distance, we will tell you to call someone closer.
