Water Damage Services in Mission Viejo, CA

17 services covering the whole arc of a water loss — the emergency call at 2am, the extraction, the documented drying, the mold work if it is needed, and the reconstruction that puts your property back. One company, one scope, one point of contact with your adjuster.

Most water losses need several of these services, not one. A burst pipe becomes extraction, then documented structural drying, then reconstruction — and mold remediation too if it ran for days before anyone noticed. You are hiring one company for the whole arc, which is why every service below is delivered by the same crews on a single contract.

Not sure which service you need?

Find the symptom you can actually see. In an active emergency do not work through this — call and describe what is in front of you, and we will bring what the description calls for.

Whichever service brought us out

Six things that are identical on every job we do

The service you need changes what comes off the truck. It does not change the standard the work is held to, and these are the parts you are entitled to ask any contractor about — including us.

A water category and damage class, in writing

Category 1, 2 or 3 and class 1 to 4, stated with the reasoning behind them. It decides what can be dried and what must be removed, so it should never be a verbal aside.

Moisture mapping before any equipment is placed

We find the actual wet footprint with meters and thermal imaging. Placing fans against the visible edge of a spill is how rooms get missed and cavities stay wet.

Daily readings in the same marked locations

Readings taken in different spots each day prove nothing. Marked, repeated points are what show whether the structure is actually drying.

A dry standard measured against your own home

We compare to an unaffected control area in the same building rather than a generic target, because a "normal" reading in a coastal house is not normal in an inland one.

Xactimate line-item documentation

The platform your adjuster already works from. It is not proof of quality on its own, but its absence makes the claim slower and more contested than it needs to be.

One contract through reconstruction

Mitigation and rebuild handled by the same company, so nobody can argue at the handover about what was removed and why.

Questions about our services

Which water damage service do I actually need?

In an active emergency, do not try to work it out — call and describe what you can see, and we will bring what the description calls for. The router above covers the common cases. Most real losses cross several of these services anyway: a burst pipe becomes extraction, then structural drying, then reconstruction, and sometimes mold remediation if it ran for days. You are hiring one company for the whole arc, not selecting a single line item.

Do I need separate contractors for the drying and the repairs?

Not with us, and you generally should not want to. When mitigation and reconstruction are split between two companies, the handover is where disputes start — what was removed, whether it needed to come out, who is responsible for a reading that did not drop. We hold both on one contract and one scope, which also means one point of contact for your adjuster instead of two estimates that have to be reconciled.

What do these services cost in Mission Viejo?

Mitigation runs roughly $3 to $4 per square foot for clean water, $4 to $7 for grey water and $7 or more for contaminated water, against a national average loss near $3,867 and a typical range of $1,384 to $6,387. Those figures cover mitigation only — not reconstruction, contents, specialty drying or the plumbing repair. We will not quote a firm price before taking moisture readings, and you should be cautious of anyone who does.

Do you charge for coming out to look?

Not on an active emergency. We will assess, take readings and tell you what we think is happening at no charge, including when the honest answer is that you do not need us. Scheduled non-emergency investigations — a leak you want traced, a second opinion on someone else’s scope — are quoted before we attend so there are no surprises.

Are these services available at night and at weekends?

Yes. Water losses do not keep business hours and neither does the damage — the difference between a call at midnight and a call at eight the next morning is routinely the difference between drying a room and rebuilding it. The phone is answered by a person around the clock, and crews dispatch from our Alicia Parkway base rather than from a national call centre.
