How Pros Find Slab Leaks Without Tearing Up Your Whole Floor

Breaking concrete in the wrong place costs twice — once for the demolition, once for repairing something that was never the problem. Here is how it is avoided.

A slab leak is a plumbing failure under a concrete foundation. Fixing it is straightforward once you know exactly where it is. Everything expensive about a slab leak comes from not knowing.

Detection is a sequence of elimination steps using instruments, and done properly it puts a mark on your floor within a small radius before anything is opened.

Step 1: confirm there is a leak at all

The meter test comes first. Everything off, note the reading, wait fifteen minutes, read again. Movement confirms water is escaping.

Then isolate. Closing the main at the house separates a service-line leak from an interior one. Closing the irrigation valve separates landscape from house. It is unglamorous, it takes half an hour, and it saves hours of searching in the wrong place.

Step 2: hot or cold?

Closing the isolation valve on the water heater takes the hot side out of the equation. If the meter stops, the leak is on a hot line; if it continues, it is on the cold.

This matters more than it sounds. Hot-water leaks are considerably easier to find — they warm the slab above them, which thermal imaging reads directly. They are also the more common failure, because hot water accelerates corrosion in copper.

Step 3: thermal imaging

An infrared camera reads surface temperature. A hot-water line escaping under a slab warms the concrete above it, producing a visible plume through tile, vinyl and thin carpet.

It works less well through thick carpet with heavy pad, through engineered hardwood, and on cold-water leaks where there is no thermal signature at all. In those cases it narrows the search area and the acoustic work does the rest.

Step 4: acoustic listening

This is the core technique. Water escaping a pressurised pipe makes a characteristic sound at a specific frequency band. Ground microphones placed on the floor, with electronic amplification and filtering, pick that sound up through concrete.

The technician works a grid across the suspect area, listening for where the signal peaks. On a quiet slab with a pressurised hot line, that commonly localises the leak to within a foot or two.

It requires quiet. Appliances off, HVAC off, traffic and household noise minimised. This is why acoustic work is often done early in the morning or late in the evening.

Step 5: tracer gas, where needed

For the hardest cases — small cold-water leaks, or lines under thick assemblies — a safe hydrogen-nitrogen mix can be introduced into the isolated line. The gas escapes at the failure point, migrates up through the slab, and is detected at the surface by a sensitive gas detector.

It is more involved and more expensive than acoustic work, and on a leak that acoustics cannot pin down it is dramatically cheaper than exploratory demolition.

Step 6: moisture mapping — the step that defines the job

Finding the leak is only half of it. Moisture meters map how far the water has already travelled through the structure, and in a slab home that is nearly always further than the visible damage suggests.

Water under a slab spreads laterally under the floor covering and up into wall bases. We routinely map moisture two or three rooms beyond where the homeowner believed the problem stopped. Restoring only the visible area is how a manageable job becomes a mold job four months later.

Step 7: confirm before anything opens

A pressure test on the isolated section confirms the diagnosis before a single blow is struck. Then a mark goes on the floor, and the repair opens that one location.

The alternative — the reason detection exists — is a plumber opening two or three places looking for it, each of which needs concrete patching and flooring restoration whether or not the leak was there.

What happens after it is found

Three options, and they should all be priced. Spot repair through the slab is the lowest plumbing cost but breaks concrete and damages flooring. Rerouting the line overhead through walls and attic leaves the floor untouched and trades concrete work for drywall work. A whole-house repipe costs the most and ends the problem.

On an original 1960s or 70s Mission Viejo copper system, that last option deserves serious consideration by the second failure. The whole system aged in the same hard water, and paying repeatedly for detection, plumbing, drying and flooring restoration adds up faster than most people expect.
