The remedies are entirely different. A plumbing leak needs detection and repair. Seepage needs drainage correction, grading, and moisture management. Establishing which you have before spending anything is the most valuable half hour in the whole process.

The lake is managed infrastructure and the surrounding drainage is engineered. In ordinary winters it does what it is designed to do.

Those are the variables you control.

Homes on the low side of a street, or where the yard falls toward the house rather than away, are the ones that take water — and that has more to do with the lot than with the lake.

The autumn checklist for lake-adjacent property

  1. Clear every area drain and yard drain. Mature planting hides and blocks them, and this is the single most common cause of storm intrusion.
  2. Check that the grade immediately against the house falls away from it. Add-on planter beds and years of mulch frequently raise soil above the slab edge.
  3. Extend downspout discharge well clear of the foundation.
  4. Clear gutters before the first forecast rain.
  5. Identify the lowest point of your building envelope — usually a slider threshold or a garage apron — and decide now how you would protect it.
  6. Read your water consumption history and do the meter test while you are thinking about water.

A real example

A lake-adjacent single-storey where the only symptom for months was a slightly musty smell in one bedroom. No stains, no damp carpet, no bill anomaly that stood out.

Thermal imaging found a cold, wet area at the base of an exterior wall. A pinhole in a cold-water line inside the wall had been weeping for what we estimated as several months. Containment, drywall and insulation out, framing cleaned and treated, five days of cavity drying, then rebuild.
