Why Mission Viejo’s 1960s–80s Slab-on-Grade Homes Are Slab-Leak Hotspots
Three construction decisions made between 1965 and 1985 explain almost every slab leak we attend in this city. Here they are, and here is where they bite first.
Mission Viejo was built almost entirely on slab-on-grade foundations, and the oldest tracts — the north of the city, Madrid, Marguerite, La Paz, Olympiad — carry original copper now well past the age at which Orange County water perforates it. A warm spot on the floor, a water bill that stepped up, or running water with everything off are the three signs worth acting on.

Mission Viejo has a signature water loss, and it is not a burst pipe or a roof leak. It is a copper supply line failing under a concrete slab.
That is not bad luck. It is the predictable result of three decisions made when the city was built — the foundation type, the pipe material, and where those pipes were run — meeting fifty years of Orange County water.
Decision one: slab-on-grade foundations
Mission Viejo was developed from the mid-1960s as one of the largest master-planned communities in the country, and it was built the way Southern California built in that era: concrete slab poured directly on prepared grade, with no basement and, in most tracts, no crawl space.
Slab-on-grade is fast, economical and well suited to the climate and the seismic environment. It has one restoration consequence that matters enormously: when something leaks underneath it, you cannot see it, cannot reach it, and cannot dry it easily.
Decision two: copper supply lines
Copper was the standard for residential supply plumbing throughout the period, and rightly so — it is durable, it handles heat well, and it had decades of successful use behind it.
What was not fully anticipated was how copper behaves in genuinely hard water over half a century. Dissolved minerals scour and pit the interior surface. The pitting concentrates at points of turbulence and at minor imperfections in the pipe wall. Eventually one of those pits penetrates, and you have a pinhole.
Decision three: running the pipes under the slab
Supply lines were routed through the slab because it was the shortest, cheapest path. In a single-storey ranch plan with bathrooms at either end of the house, running under the concrete makes obvious sense.

What it looks like from inside the house

- New cracking in tile grout, drywall corners or a driveway, from soil movement beneath the slab.
- A musty smell along one wall, where water has wicked up the bottom plate from below.
Why the drying takes longer than you expect
Concrete holds and releases moisture slowly. A carpeted bedroom over a raised floor might dry in three days; the same room over a slab that has been saturated from beneath commonly needs five to eight, with daily readings taken on the slab itself to decide.
The wet footprint is also wider. Water travelling under the floor covering spreads laterally, so moisture mapping routinely finds two or three rooms affected where the homeowner saw one damp patch. Drying only what is visible is the most common way a slab leak restoration fails.
The repipe question, honestly
Because the whole system aged in the same water, failures come in series. A first pinhole in a 1970s Mission Viejo home is usually a statement about the system rather than about one pipe.
