Orange County Hard Water Is Eating Your Copper Pipes

The white crust on your shower head is the visible version of what is happening inside your walls. Here is the chemistry, and the options.

Orange County water is hard and mildly aggressive to copper, and over decades it corrodes pipe from the inside until it perforates. The result weeps rather than bursts — no bang, no pressure drop, just a small volume of water going somewhere it should not for weeks. That slow profile is exactly why these leaks are found late and cost more than they should.

If you live in South Orange County you already know the water is hard. You see it as scale on the shower glass, crust on the fixtures, and detergent that never quite lathers.

What you do not see is the same process working on the inside of your supply pipes, and that is where it matters.

What hard water actually is

Hardness is a measure of dissolved calcium and magnesium, usually expressed in grains per gallon. Water sourced from and conveyed through mineral-rich geology picks these up, and much of Southern California’s supply is genuinely hard by any standard.

How it destroys copper from the inside

Copper naturally forms a protective oxide layer on its inner surface. In stable conditions that layer is self-maintaining and the pipe lasts for decades.

Hard water disrupts it. Mineral deposition creates uneven surfaces; flow turbulence around those deposits scours the protective layer; and localised electrochemical differences develop between protected and unprotected areas. Corrosion then concentrates at those points rather than spreading evenly.

That concentration is why the failure mode is a pinhole rather than general thinning. The pipe wall stays substantially intact while one tiny spot perforates.

What makes it worse

  • Hot water. Heat accelerates every corrosion reaction, which is why hot lines fail more often and why slab leaks are usually on the hot side.
  • High system pressure. Above roughly 80 psi, flow velocity increases and so does erosion of the protective layer. A pressure regulator is cheap and many older homes either lack one or have a failed one.
  • High flow velocity from undersized pipe or long runs with many fittings.
  • Age. This is a cumulative process. Fifty years of exposure is fifty years of exposure.
  • Aggressive water chemistry from source blending changes, which can disturb established protective layers.

The pattern: they come in series

This is the practical point homeowners most need to understand. Every pipe in your house was installed at the same time, from the same material, and has carried the same water under the same conditions ever since.

So a first pinhole is a statement about the system, not about one unlucky pipe. In our experience across Mission Viejo’s older tracts, a home that has one failure frequently has a second within a couple of years, and a third after that.

It is the single most useful thing to know when deciding whether to repair or replace, because it converts the decision from "fix this leak" to "how many more of these am I going to buy".

What you can actually do about it

Check and correct your water pressure

A gauge that screws onto a hose bib costs very little. Anything much above 80 psi is accelerating wear on every pipe, fitting, valve and appliance in the house. A pressure regulator, or replacing a failed one, is an inexpensive and worthwhile fix.

Consider a water softener

Softening reduces the mineral load that drives the process. It will not reverse existing pitting, so its value depends on how much life your system has left. On a partially repiped house, or a newer home, it is a sensible protective measure. On original 1970s copper, it is a companion to a repipe plan rather than an alternative.

Monitor rather than wait

Read your consumption history each billing period and compare with the same period last year. Do the fifteen-minute meter test twice a year. Both are free and both catch the failures that would otherwise run for months.

Plan the repipe rather than react to it

A planned repipe in modern materials — PEX or type L copper, routed through walls and attic rather than under the slab — is disruptive but controllable. An emergency repipe after the third leak is the same work plus water damage, drying, mold risk and floor matching.

Should I repipe in copper or PEX?

Both are used widely and both are legitimate. PEX is flexible, faster to install with fewer joints, and is not subject to this particular corrosion mechanism. Copper is rigid, familiar to every plumber, and has a very long track record. Ask your plumber to explain their preference for your specific house rather than treating it as a brand argument.

Will insurance cover repiping?

Almost never. A repipe is a system upgrade, and policies cover sudden damage rather than replacing components that have reached the end of their service life. Many policies will pay for accessing a specific failure and the resulting water damage, which is a different thing.

How can I tell whether my pipes are original?

Look at the visible pipe near the water heater and under sinks. Dull, dark copper with obviously aged soldered joints suggests original; bright copper with modern fittings, or white flexible PEX, suggests work has been done. A plumber can confirm quickly.
