Santa Ana Wind Season: How Wind Advisories Turn Into Roof Leaks
The wind that damages your roof arrives on a bone-dry day. The leak arrives three months later. Almost nobody connects the two.
Santa Ana winds lift and crack tiles in October and November, exposing the underlayment that actually waterproofs the roof. Nothing leaks at the time, because there is no rain. The damage surfaces as a ceiling stain during the first real storm months later, by which point the connection to the wind event has been forgotten.

Every January and February we take a wave of calls about ceiling leaks. Almost every one of them was caused by wind in October or November.
The delay is what makes Santa Ana damage so effective at costing people money. The event that breaks your roof happens on a day when nothing leaks, so nobody looks.
What Santa Ana winds are and when they happen
Santa Ana conditions occur when high pressure builds over the Great Basin and air flows downslope toward the coast, compressing and drying as it descends. The result is warm, extremely dry air moving fast through the canyons and passes of Southern California.
The season runs roughly October through March, peaking in autumn and early winter. The National Weather Service issues wind advisories and high wind warnings for the Orange County inland areas repeatedly through that period, and the strongest gusts land on ridgelines and canyon mouths.
What the wind does to a tile roof
Most Mission Viejo roofs are concrete or clay tile, and tile is not the waterproofing layer. The underlayment beneath it is. Tile sheds the bulk of the water and, crucially, shields the underlayment from ultraviolet light.
Sustained high wind lifts tiles at edges, hips and ridges, cracks them where they flex or where debris strikes, and displaces them enough to expose the felt beneath. It also lifts and loosens metal flashing at valleys, walls and penetrations.
None of that leaks on the day. The roof is intact enough to shed a normal rain, and Santa Ana conditions bring no rain at all.
Then the atmospheric river arrives
Southern California rain is not evenly distributed. A large share of the annual total arrives in a handful of intense events, frequently with wind driving the rain horizontally.
Horizontal rain tests every gap that vertical rain never reaches — under lifted tile, past compromised flashing, behind stucco at penetrations. And it arrives in volume, so a gap that would drip in ordinary rain delivers water into an attic at a rate that saturates insulation across a wide area.
That is why a whole street discovers the problem in the same week, and why every roofer in South County is booked solid the moment it happens.
The neighbourhoods that take it worst
Wind exposure tracks elevation and topography. In Mission Viejo, the ridge and hilltop neighbourhoods take the strongest gusts — Pacific Hills, Sendero, the ridge pockets around Montanoso, and Melinda Heights on the Saddleback Valley ridge.
Further out, the canyon-edge communities are worse still: Dove Canyon at the Cleveland National Forest boundary, Portola Hills and Foothill Ranch below the Saddleback foothills, and Anaheim Hills at the other end of the county.
Homes in the sheltered interior of the valley still get wind damage; they just get less of it, less often.
The inspection that prevents all of this
After every significant wind event, and always before the first forecast rain of the season, have the roof looked at. This is the single highest-return maintenance task available to a Mission Viejo homeowner.
- From the ground with binoculars: look for slipped, cracked, missing or visibly raised tiles, especially at ridges, hips and edges.
- Check the ridge and hip mortar or closure, which is where wind gets under the system.
- Look at flashing around chimneys, skylights, vents and where the roof meets a wall.
- Check gutters for accumulated tile fragments — an excellent indicator that tiles have broken.
- In the attic with a torch after a wind event: look for daylight at penetrations, and for any compressed or discoloured insulation.
- Have a roofer inspect properly if anything looks wrong. Do not walk on a tile roof yourself — you will break more than you find.
What we do when it has already leaked
Emergency tarping first, if rain is forecast and the roof can be worked safely. Then the interior work: attic inspection to find the actual entry point and the true extent of wet insulation, removal of insulation that has absorbed water, and cavity drying of the ceiling assembly with readings taken in the joist bays.
Then reconstruction — new insulation to the correct R-value, drywall, texture matched, and paint across the full ceiling plane. And we coordinate the roof repair so the two schedules do not fight each other.
The part homeowners consistently underestimate is the insulation. The wet area up there is routinely several times the size of the stain below it, and wet blown-in insulation does not recover its R-value.
The insurance dimension
Wind damage to the structure and water entering through a storm-created opening are generally covered under a standard California policy. Damage attributed to wear, age or deferred maintenance is generally excluded.
Which side of that line your claim falls on is decided by evidence. Photographs of the roof damage, documentation of the storm, and a clear identification of the entry point are what establish that a covered peril caused the opening.
It also means an annual roof inspection is worth having on record. A homeowner who can show they inspected and maintained the roof is in a much stronger position than one who cannot.

We had a big wind event but nothing leaked. Do we need to check?
Yes — that is precisely the scenario that produces February ceiling damage. Santa Ana conditions are dry, so wind damage never leaks on the day. Inspect after the wind, not after the rain.
Can I inspect a tile roof myself?
From the ground with binoculars, yes. On the roof, no — clay and concrete tile cracks underfoot and you will create the damage you are looking for. The attic is the other place you can safely look yourself.
The stain is small. Is it worth calling?
The stain is the smallest part. What matters is how much attic insulation is wet above it, which is typically many times the visible area, and whether framing is holding moisture. It is a short check with a meter and it keeps the job small.

Inspect in November, not February
This is the most preventable category of water damage we attend in the hillside neighbourhoods. A tile roof with several cracked tiles looks identical from the ground to one in perfect condition. A post-wind inspection each autumn — from a ladder at the edge or with a drone, not by walking the tile — turns a January ceiling repair into a tile replacement.
The bottom line
Wind in October, leak in February. Break that chain with one inspection after each significant wind event and you avoid most of what we get called out for in winter.
